You sit down with your representative and walk the options list together — plan, elevation, exterior color, structural choices, then interiors. You see the price of each choice as you make it, so there are no surprises at the end.
Structural options are deposited at 10% and finish options at 25%, collected as selections are locked. The balance is due at closing. Your representative walks you through the exact schedule for your home.
Up to a point, yes. Structural items lock earliest because they drive framing; finish items stay open longer. Once your build hits a stage, changes to that stage become change orders, and we will tell you before you are anywhere near that line.
We do not lend, but we work with lenders who know these homes and this process well, and we can point you to them. Financing choices can affect earnest money and options credits, so it is worth an early conversation.
Timelines move with weather, permitting, and how quickly selections are finalized. Your representative gives you a build calendar at contract and updates it at each stage.
