Three single-level floor plans — the Sunflower, the Columbine, and the Kinnikinnick — being built at Harvest 47 in Berthoud. All three are three bedroom, two bath ranches between 1,536 and 1,664 square feet, and every front elevation is available on every plan. They are drawn with a retiree or a downsizer in mind, though plenty of buyers just want a house that is all on one floor.

In Berthoud, at the corner of Bermuda and Dorothy, a few minutes from our office. We have secured ten lots there, and the first homes are the Meadow Series.

No. The cottage plans that built PrairieStar are sold out there, but they return to Berthoud at Legacy Park next year, joined by a new larger plan called the Audrey. Join the priority list and you will hear when.

A great deal. Each plan has structural configurations to choose between, every front elevation is available on every plan, and interior selections are made at the Atlas Flooring Design Center in Boulder, where the range of options is very wide. Your representative walks the whole list with you.

A quarter of the profit from every home Mission builds is committed to charitable partners in the communities we build in. It is not a rounding of overhead or a marketing line — it comes off the profit on your home, and our charitable giving team selects the partners it goes to.

Because a single number rarely tells you what a home actually costs. Lot, elevation, structural choices, and finishes all move it. We publish an honest range, and your representative walks you through the real number for the home you are actually considering. Current listings are on the MLS with full pricing.

You sit down with your representative and walk the options list together — plan, elevation, exterior color, structural choices, then interiors. You see the price of each choice as you make it, so there are no surprises at the end.

Structural options are deposited at 10% and finish options at 25%, collected as selections are locked. The balance is due at closing. Your representative walks you through the exact schedule for your home.

Up to a point, yes. Structural items lock earliest because they drive framing; finish items stay open longer. Once your build hits a stage, changes to that stage become change orders, and we will tell you before you are anywhere near that line.

We do not lend, but we work with lenders who know these homes and this process well, and we can point you to them. Financing choices can affect earnest money and options credits, so it is worth an early conversation.

Timelines move with weather, permitting, and how quickly selections are finalized. Your representative gives you a build calendar at contract and updates it at each stage.

Berthoud Builders builds every Mission home in Colorado. They have been building in Northern Colorado for close to forty years, most of it high-end custom work, and they are on site — not a rotating crew from out of state.
